No hot water at all. On an electric unit, most commonly a failed upper heating element, a failed thermostat, or a tripped high-limit cut-out — which trips for a reason and shouldn't simply be reset repeatedly. On a gas unit, usually a pilot or ignition failure, a failed thermocouple, or a gas control valve at end of life. Also worth ruling out the obvious: a tripped breaker or a closed gas valve.
Hot water that runs out far sooner than it used to. The classic signature of a failed dip tube — the internal tube that delivers incoming cold water to the bottom of the tank. When it breaks, cold water enters at the top and mixes straight into the outgoing hot supply, so the tank never delivers its full capacity. On an electric unit, a failed lower heating element produces a similar result: you get the top third of the tank and nothing more. Heavy sediment also reduces effective capacity by occupying volume that should be water.
Water that's warm but never properly hot. Thermostat set too low, a thermostat that's failed, sediment insulating a gas burner from the water above it, or a heating element partially failed. It's also the symptom most likely not to be the heater at all — see the next section.
Rumbling, popping, or banging from the tank. Sediment. Water trapped beneath a hardened sediment layer superheats and escapes as steam, which is the popping you hear. It's the most audible early warning a tank gives, it wastes energy continuously, and it shortens the life of the tank.
Rusty or discoloured hot water. If it's only the hot side, that usually means the anode rod is depleted and the tank interior has started corroding. If both hot and cold run discoloured, the cause is more likely the supply or your pipework rather than the heater.
A rotten-egg smell in the hot water only. Bacteria reacting with the anode rod, common on some water supplies and particularly in properties that stand unused for periods. Frequently addressed with an anode change or a different anode material rather than a new heater.
Water pooling around the base. The critical distinction on this entire page. Water from fittings, the drain valve, connections at the top, or the relief valve discharge line is often a repair. Water coming from the tank body itself is not repairable — a corroded tank is a replacement, and the leak generally gets worse rather than better.
The relief valve is discharging. The temperature and pressure relief valve is doing exactly what it exists to do. The question is why: excessive temperature, excessive pressure, thermal expansion in a closed system without an expansion tank, or a failed valve. It must never be capped, plugged, or blocked — under any circumstances, for any reason.
