The One You Can Measure Yourself
Water pressure is the most common contributor to premature pipe and fitting failure, and it's the easiest to check.
A threaded pressure gauge costs very little and screws onto an outside hose bib or a laundry tap. Attach it, open the tap fully, and read it with no water running elsewhere in the property.
Typical residential supply sits comfortably in the range of roughly 40 to 60 psi. Readings above about 80 psi are generally considered too high, and many jurisdictions treat that figure as the limit at which a pressure reducing valve is required. Some municipal supplies deliver considerably more than that at the meter.
High pressure doesn't feel like a problem. It feels like good water pressure. What it's doing is stressing every connection in the building continuously, shortening the life of flexible hoses, appliance inlet valves, cistern valves, and the water heater — while making a burst more likely at whatever section is already weakest.
The fix is a pressure reducing valve at the point of entry, set correctly. They also fail over time and drift out of adjustment, so a property that has one isn't automatically protected.
Thermal expansion is the related issue. In a closed system — one with a check valve, backflow preventer, or PRV at the meter — heated water expands with nowhere to go, spiking pressure every heating cycle. That's what an expansion tank exists to absorb, and its absence is a common finding when a relief valve keeps discharging.
Check yours before booking anything. If it's high, that's a conversation worth having in the same visit.
